5 INTERIOR TIPS WE SELDOM CONSIDER

There are so many interior tips or hacks we know, but most of the time we missed to consider items ed to be considered.  Whether it is for a wall, floor or a room, there are many items or ideas we need to check out to be able to maximize it.  Pencil Projects were browsing for ideas and found these 5 items we seldom forget to check out in our interiors.  Let us start.

INTERIOR TIP 1 :WHAT AIRCON HP TO BUY?

If the HP of an aircon is not considered technically too much would be lost.  First is Cost of the aircon.  The higher the HP, the higher the cost.  Second is the temperature.  The room might get too cold or hot.  Lastly would be electric bill.  If we put an aircon HP that is more than the required, that would mean, you are wasting money on electric bill.

FOUNDATION CONCRETING :  A CONCTRUCTION CHECKLIST

Pencil Projects Inc. have prepared a general checklist before foundation concreting. We believe that all activities before foundation concrete pouring are critical. This checklist, hope to give a guideline for owners and conctractors on what to to do or check before getting into foundation concreting.  The items included here are all constructionitems nder the finish grade line like isolated and wall footing.

ON LOT PREPARATION

  1. Double check that you are constructing on the exact lot.
  2. Relocate your lot points to match what is indicated on your transfer of certificate title through a certified surveyor. This is to ensure that the location and alignment of the structures will be implemented correctly.
  3. Check if there are obstructions within and in front of the lot. these would include the post of electric power companies, electrical meter centers, trees, temporary posts, etc. Report as early as a possible relocation of the said obstruction especially utilities could really take a long time.
  4. Check if there is a need to construct retaining walls especially on property lines. Report them to the owners of these items were not considered in the bidding process.

AIR CONDITIONING UNITS – MAXIMIZE YOUR HOME ENERGY

This article will be applicable to both window or split type air conditioning units.  When buying new aircon units, look for the Energy Guide (yellow label) attached to the unit and check the Energy Efficiency Ratio (EER).  As a general rule for units with the same cooling capacity, a higher EER means a more efficient unit and a lower operating cost.  You can also choose between the inverter and non-inverter units.  Inverter units can be more expensive but in the long run, because the homeowner will have big savings on their electricity bills.

My Father God.  Thank You for my talents and vocation to be an Architect (Planner), your co-creator of homes, buildings, cities and the world.

Out of infinite love for us, You created an unselfish world so that we may continue creating it and in this way continue creating ourselves to be perfect, fulfilled, and happy human beings you meant us to be.

We know only love gives value to our project and not its size.  So give us plenty of it.

We know that creativity and smart work are what we need to build our masterpiece of form and function to give us plenty of these.

We know we need people who share our passion to build a world that is beautiful and sustainable for rich and poor alike.  So give us loads of them.  People who will appreciate our creations and compensate us fairly.

With all these gifts, in good and bad times, we shall continue being the Architect (Planner) you have destined and honored us to be.

THE NEW PHILIPPINE ARCHITECT’S CREDO

The Philippine Regulation Commission recently approves the new and concise Philippine Architect’s Credo presented by the United Architect’s of the Philippines (UAP) for they are the Integrated and Accredited and Integrated Professional Organization of Architects (IAPOA).

THE ARCHITECT’S CODE OF ETHICS
The Architect’s Credo

Accountability – I shall work with this general objective that I am accountable to GOD, to mother earth, to my country, to my fellowmen, to myself.

Norm of Conduct – I shall uphold the ideals and follow the norms and ethical conduct of this profession.

HOW MUCH WOULD OUR HOUSE COST?

How much would our house cost?  The bottom line question, clients ask architects during their first sets of meetings.  The architect would usually explain their floor plan and perspective.  The owner would usually react and collaborate with the schemes but at the back of their head, that question is ready to pop out.  This is where the term construction cost per square meter comes in.  This term that has been the basic basis of construction cost.

For architects, construction cost per square meter will be relayed to the owner as a reference for the client.  This will inform them of how big or small their desired house will be.  The size will also determine the owners required or wished areas inside their future house.  In short, the construction cost per square meter will determine the limitations on the design of their house.
